These terms govern your use of Dormee. By creating an account or using the platform you agree to them. Please read section 5 carefully — it explains what Dormee is and, just as importantly, what it is not.
1. Eligibility
You must be at least 18 years old to create an account on Dormee. By registering, you confirm that you are.
You must provide accurate information and keep your account details up to date. You are responsible for anything done through your account, so keep your password to yourself.
One person, one account. Accounts may not be sold, shared, or transferred.
2. Listings and landlord obligations
If you post a listing, you confirm that you own the property or are otherwise entitled to rent it out, and that everything in the listing is true — including the price, the photos, the location, and the availability.
Photos must be of the actual property being advertised. Stock photos, photos of a different unit, and misleading edits are not allowed.
You must remove or mark a listing as rented once it is no longer available.
We review listings before they appear publicly and may reject or remove any listing that is inaccurate, incomplete, discriminatory, or that we reasonably believe to be fraudulent. We may also flag listings that are missing essential information such as photos or a map location.
3. Listing plans and paid services
Posting a basic listing is free. Every landlord account currently receives up to 2 free active listings.
Beyond the free allowance, and for optional services such as promoting a listing, obtaining a verified badge, or a premium subscription, a fee may apply. Pricing for these services is not fixed and is agreed with you directly before anything is charged — nothing is ever billed automatically or without your explicit agreement.
No payment is processed on this website. Any agreed fee is settled offline, typically through Whish Money or OMT, and we issue an invoice for it.
Paid services affect placement or badges only. They never guarantee a tenant, a number of enquiries, or any particular result.
4. Verification badges
There are two separate badges, and they mean different things:
•"Verified landlord" means we reviewed an identity document (ID card or passport) that the landlord voluntarily submitted, and were satisfied they are a real, contactable person. It applies to the account and appears on all of that landlord's listings. It says nothing about any particular property.
•"Ownership verified" means we reviewed documents showing that landlord's right to rent out one specific property. It applies to that listing only and is never carried across to their other listings — each property must be verified separately with its own documents.
Both are granted at our discretion. We may decline a request, and we may withdraw either badge at any time, including after a credible report.
Neither badge is a guarantee. They do not mean we inspected the property, that the listing is accurate today, or that a transaction with that landlord will go well. Always view a property in person before paying anything.
5. What Dormee is not
Dormee is a listings and messaging platform. We are not a real-estate agency, broker, landlord, or property manager. We do not own, inspect, manage, or guarantee any property listed.
We are not a party to any rental agreement. Any contract, rent, deposit, or other payment is strictly between you and the other person.
We cannot recover money you pay to a landlord, and we do not hold funds in escrow. Never send a deposit before you have seen the property in person and met the landlord.
While we review listings and act on reports, we cannot verify every claim made by every user. Use your judgement.
6. Messaging and conduct
Contact between students and landlords happens through Dormee's on-site messaging. This keeps a record if something goes wrong, and we ask you to keep negotiations there until you are comfortable.
•Do not harass, threaten, or discriminate against anyone — including on the basis of religion, nationality, gender, or background.
•Do not post false, misleading, or duplicate listings.
•Do not use the platform to advertise anything other than student accommodation.
•Do not scrape, copy, or republish listings or user content.
•Do not attempt to move a student off-platform in order to take a payment before they have seen the property.
We may suspend or remove any account that breaks these rules, without refund of any fee paid.
7. Reporting
Any signed-in user can report a listing or a landlord, whether or not they have messaged them. Reports go directly to our team by email and are reviewed by a person.
We record who submitted a report so we can follow up and identify repeat problems. The person you report is not told who reported them.
Submitting deliberately false reports is itself a breach of these terms.
8. Roommate board
Students may publish a roommate profile describing what they are looking for. Anything you put in that profile is visible to other signed-in students, so share only what you are comfortable making public.
Dormee does not screen, background-check, or vouch for anyone on the roommate board, and we do not match or introduce people. Meet in a public place first and use the same caution you would with any stranger.
You can edit or delete your roommate profile at any time.
9. Listing performance data
Landlords can see how their own listings perform — views, messages received, and how many students saved the listing. Saves are shown only as a count; the identity of students who saved a listing is never revealed.
10. Your content
You keep ownership of the photos, videos, and text you upload. By posting them you give Dormee permission to display and distribute them on the platform, and to use them to promote the platform itself, for as long as your content is live.
You confirm you have the right to upload what you post — in particular that photos are yours or that you have permission to use them.
11. Availability and liability
We work to keep Dormee available and accurate, but we provide it "as is". We do not promise uninterrupted service or error-free content.
To the fullest extent permitted by Lebanese law, Dormee is not liable for losses arising from a rental arrangement, a payment made to a landlord, the conduct of any user, or the accuracy of any listing.
12. Ending your account
You can delete your account at any time; your listings are removed with it.
We may suspend or terminate an account that breaches these terms, and remove any content that does.
13. Governing law and changes
These terms are governed by the laws of Lebanon, and disputes fall under the jurisdiction of the Lebanese courts.
We may update these terms. The date at the top of this page shows the latest version, and we will notify users of material changes. Continuing to use Dormee after a change means you accept the updated terms.
